Bolton Hall House, a 19th century building in Rathfarnham, was restored by husband-and-wife team Neil and Aoife Collins, who run Homeland Projects. The couple retained original features such as cornicing and beading, and transformed the Georgian property into a four-bed home with almost 4,000 sq ft of living space.
A contemporary development of four-bed new builds with design elements echoing those of the main house was launched back in October. The converted Bolton Hall House, which is surrounded by grass paddocks and walled gardens, was sold for €1.5m as part of the irst phase of Bolton Park, but a second phase of homes on its site has now come on stream. Homeland Projects, which acquired the 4.5ac site in 2015, transformed the old estate’s paper mills and stables into an amalgamated building with three individual homes; these coach homes, called The Mill, are being released to the market this weekend, along with three and four-bed new builds. In this 10-unit tranche are two three-bed houses with 1,240 sq ft of accommodation that are selling for €595,000 apiece, four four-bed semi-detached properties measuring 1,830 sq ft and costing from €775,000, and two four-bed detached styles – each of the latter extends over 1,840 sq ft and is priced from €810,000. But the standout attraction at Bolton Park this weekend will no doubt be the four-bed former coach houses and their unusual layouts. Number 1 The Mill is still in planning as the developer is seeking to extend its size, but No2 and No3 The Mill, which have between 2,291 sq ft and 2,858 sq ft, will be for sale. One has a price tag of €950,000 and the other, a fully furnished showhouse styled by Roisin Laerty, costs from €1.27m. Viewings of the four-bed semi-detached showhouse, styled by Arlene McIntrye of Ventura Design, and the coach house will be held tomorrow, between 12pm-2pm, or by private appointment.
